Peninsula Papagayo Villas: A Guide to Choosing the Right One

There is a real difference between staying on Peninsula Papagayo in a hotel room and staying in a villa. The peninsula is 1,400 private acres with seven beaches, a new adventure park, an Arnold Palmer golf course, and some of the best resorts in Costa Rica. A villa gives you the run of all of it with your own kitchen, your own pool, and a concierge who handles the details, and it does it with the space and privacy a hotel floor cannot.

The question most people arrive with is not whether to book a villa. It is which one. This guide walks through how to choose, based on who is coming with you.

Start Here: El Sueño

If we had to point one villa at a first-time guest, it would be El Sueño.

El Sueño is a three-bedroom, seven-bed home of about 3,400 square feet with what we consider the best views in our entire portfolio. It was recently renovated top to bottom, it sits in the quiet Las Terrazas neighborhood on the peninsula, and it comes with a concierge as standard. It sleeps a family or a small group comfortably, the setting does most of the work, and it is the house guests most often tell us exceeded what the photos promised.

It is the easiest villa to recommend without knowing anything else about your trip, which is exactly why it is the place to start. See El Sueño.

For Families and Small Groups: Las Terrazas

For most families and small groups, the Las Terrazas neighborhood is the answer, and it has a feature that sets it apart from anything else on the peninsula.

El Sueño and Villa Tortuga are neighbors in Las Terrazas. Tortuga is a three-bedroom, six-bed home, also around 3,400 square feet, and it is a genuine fan favorite, the villa guests rebook. Both come with a dedicated concierge. Both sit in the same location, which shares two infinity pools and puts Papagayo Park, the Papagayo Explorers Club, resort day passes, and the Arnold Palmer course all within easy reach.

Here is the part most people do not know: because these villas are neighbors, you can book more than one together. For an extended family, or two or three families traveling as a group, that means everyone gets their own house and their own space while staying a short walk apart, sharing the same pools and the same stretch of the peninsula. You get the togetherness of a group trip without anyone living on top of each other. It is the best of both, and almost nothing else on the peninsula offers it.

Two more Las Terrazas-area homes round out the options. Monkey Villa is a three-bedroom that recently completed a major renovation, best suited to small or groups of 6 people. La Experiencia is a three-bedroom we hold back for a small number of bookings each year, the quiet, design-forward house that was featured on CBS and voted a top vacation rental in Costa Rica, with a minimum guest age of six ang group size of 8.

For a couple, a single family, or a few families traveling together, this is where most of our guests land. See Villa Tortuga.

For Large Groups and Retreats: Villa Enoki

When the group is bigger, or the trip has a purpose beyond a holiday, Villa Enoki is the house.

Enoki is a six-bedroom, seven-bath property that sleeps fifteen, set on the cliff edge above Bahía Culebra with a cliff-edge infinity pool and jacuzzi and floor-to-ceiling Pacific views. It is built for more than lounging. There is a 100-inch media room, a detached wellness studio, and two executive offices with Starlink failover, which makes it as suited to a leadership retreat or a working group as to a large family reunion. Every stay includes a dedicated concierge, daily housekeeping, and a six-seater golf cart.

It is the most capable single house in our collection, and the one to ask about when you need room to both gather and get things done.

The Flagship: Villa Coral

Villa Coral is in a category of its own. A five-bedroom architectural home designed by Antoine Predock, it sits on 2.1 oceanfront acres with 360-degree views of the Pacific, the Arnold Palmer course, and the Nacascolo Preserve. A private chef and car service, including airport transfers and daily transportation, can be arranged, and housekeeping is included.

Coral sleeps up to nine, so it is not the largest by headcount, but it is the most singular property we manage, the one to choose when the house itself is part of the point of the trip.

What Every Villa Includes

Whichever you choose, a few things come standard, and they are the reason a villa beats a hotel here.

A concierge. Someone who arranges the beach club passes, the boat days, the private chef, the massages, and the airport transfers, so the peninsula's full menu is open to you without the legwork.

Your own space. A private pool, a full kitchen, and room to actually relax, rather than a room or limited suite.

Access to the peninsula. Papagayo Park, the Explorers Club, the Arnold Palmer golf course, the beaches, and the sixteen resort restaurants are all part of staying here.

Golf carts are available to rent, and on a peninsula this size, they are how you get the most out of the place.

How to Choose, in One Line Each

  • A group or family, first trip: El Sueño.
  • A group or family that wants the fan favorite: Villa Tortuga.
  • Two or more families together: book neighboring Las Terrazas villas.
  • Small Group of Adults, recently renovated: Monkey Villa.
  • Adults-focused, design-led, rare: La Experiencia.
  • A large group or a working retreat: Villa Enoki.
  • The trip where the house is the point: Villa Coral.

If you tell us who is coming and when, we will match you to the right villa and build the trip around it. That matching is the part we are best at, and it is the reason guests come back.

Everything you need for a seamless stay

What makes The Smart Villas different from Airbnb or VRBO?

The Smart Villas is a curated collection of luxury villas, not a marketplace. That means no platform fees, no service charges, and no algorithm deciding what you see. Booking directly with us typically saves guests 12–15% compared to the same property listed on Airbnb or VRBO.

Every home is individually selected, and every stay is concierged by our team from arrival to departure. Guests don't deal with an app or a call center. They deal with people who know these homes personally and handle every detail — transfers, restaurant reservations, local experiences — as a baseline, not an add-on.

Is a private villa or the Four Seasons better in Papagayo?

Staying in a Smart Villa means you get the full Papagayo resort experience without being confined to one property.

‍Golf cart to the Four Seasons for dinner. Walk to the Ritz-Carlton Reserve for a spa treatment. Hit the Arnold Palmer Golf Course in the morning, come home to your private pool in the afternoon. The beach clubs, the restaurants, the activities, all of it is accessible.

You're just not paying resort prices to sleep in a hotel room when you could have an entire home. The guests who choose a villa aren't skipping the resort experience. They're adding to it.
